When Old Insulation Has to Go
Insulation removal and replacement is the right call when what is in your attic is doing more harm than good. In the Oklahoma City metro, the usual causes are roof leaks after hail or wind, rodents and other animals nesting and leaving droppings, smoke or soot from a fire, and old insulation so compressed it barely works. Piling new material on top does not fix any of those. Removing the old layer lets us see and seal the ceiling, repair what was hidden, and start over with insulation that does its job.
Storm damage and roof leaks
Wikipedia notes that the city has an active severe weather season from March through June, and hail and wind damage roofs across the metro most years. Even a short leak can soak a patch of insulation. Wet fiberglass and cellulose lose much of their value, cellulose can mat down and stay damp, and both can hide stained or rotting decking. After a roof repair or replacement, an attic check tells you whether the insulation underneath survived.
Pests
Mice, rats, squirrels and raccoons find attics. Their nests, tunnels and droppings contaminate insulation and leave odors that do not go away. We remove the affected material, and we recommend having entry points sealed by a pest control or wildlife company before new insulation goes in, so the problem does not repeat.
How we remove it
Loose fill comes out with a high-powered vacuum that runs through a hose to a collection bag or truck outside, which keeps the mess out of your living space. Batts are bagged by hand. Spray foam can be cut and scraped off when it must go, but it is slow work. HomeGuide lists foam removal at $1.00 to $2.50 per square foot, and Fixr says hand-chipping can reach about $5.
What we will not touch
Some older homes have vermiculite, a pebbly gray-brown or gold fill that may contain asbestos. If we see it, we stop and recommend testing and, if needed, a licensed abatement contractor. HomeAdvisor lists asbestos removal at $1,190 to $3,255. We do not disturb suspected asbestos.

How a Removal Job Goes
1. Inspect
We look at the insulation, the decking, the ceiling and any signs of leaks or pests, and check for vermiculite.
2. Written quote
Removal, any sealing, and new insulation are priced as separate lines.
3. Remove
Loose fill is vacuumed out through a hose to outside collection; batts and foam are bagged.
4. Seal and reinsulate
With the ceiling exposed, we seal the bypasses and install new insulation to depth.

Insulation Removal & Replacement Questions
Do I have to remove old insulation before adding new?
Not if it is dry and clean. If it is wet, moldy, contaminated by pests or smoke, or hiding problems that need fixing, it should come out.
Does homeowners insurance pay for insulation damaged by a roof leak?
Sometimes, depending on the policy and the cause. Ask your insurer. We can provide a written scope and photos of what we find.
How messy is insulation removal?
Vacuum removal sends the material through a hose straight outside, so very little reaches the living space. We cover the path to the attic access as well.
What if my attic has vermiculite?
We stop and recommend testing. Vermiculite can contain asbestos and should be handled by a licensed abatement contractor if it does.
